Case Study 1: A City of London Acquisition - IT Specialist for the Procurement Industry

DSP Property Consultants Limited were approached to assist this company who had just had negotiations on a new Head Office fall through whilst their existing lease was shortly due to expire.

Given the urgency of the imminent lease expiry, DSP advised the company to take a short flexible Licence on its existing offices whilst a thorough review of their requirements and a detailed search was undertaken for new premises.

Subsequently offices were acquired in London EC2 on a 10-year lease with flexile Tenant break options. The rental / rent free package which was secured was considerably more favorable than the terms which had previously been negotiated by the client.

Case Study 2: Corporate Acquisition Throughout the UK - Multiple High Street Retailer

This involved the acquisition of 60 shops from the Administrators of a competitor who had gone into receivership. DSP dealt handled a significant number of the lease negotiations with Landlords in locations as diverse as Barnstable in the Southwest to Kirkcaldy in Scotland, resulting in a number of lease restructurings and enabling the client to achieve significant rental savings.

Case Study 3: Resite, Noho London W1 - Italian Fashion Wholesaler

An established client of DSP was considering a proposed lease renewal of their extensive showroom in London W1. DSP advised on the likely costs of renewal and assisted in the client's decision to allow the existing lease to expire and to negotiate a surrender of a lease on one of their other premises close by. Given the decision to relocate, DSP worked to a very tight deadline to find a secure alternative premises, with the added complication of finding suitable accommodation with planning consent for showroom use. Consequently, DSP assisted in considerably reducing annual overheads with the acquisition of a smaller showroom on flexible lease terms allowing the client the opportunity to move again after 2 years depending on their future occupational requirements.

Case Study 4: Rent Reduction Negotiations - Multiple High Street Retailer

In the current economic climate, DSP are acting for a number of clients in reviewing the occupational costs of their property portfolios to generate cost savings.

Recently, acting for an established multiple High Street retailer, DSP have been able to negotiate monthly rental payments and rent reductions of up to 25% in a number of instances.
